Hey Marc! Thank you for calling kings electric & a/c for your electrical needs. Today I came into the rental unit and the tenant was explaining to me the issues that are occurring. After opening up the panel and troubleshooting, I came to the conclusion that you’ll need to replace the panel itself, it’s an old panel and it is starting to burn up on the buss bar. However that’s not the only issue that you’re having, the a/c system will need some work as well. I’ll be sending all my findings to your email. I hope you have a great Day! Your electrical technician, Xavier
